ETHOS IRR was formed specifically to focus on executing opportunistic real estate transactions with an objective to provide strong risk-adjusted returns to investors, by generating attractive cash distributions and realizing growth in the value of the fund’s investments. Initial returns will be a return of equity and subsequent returns will be a return of equity. With an “Investor first” approach and a commitment to transparency in all aspects of operations, Ethos IRR is dedicated to delivering positive results while creating long lasting relationships.

Meet Our Team

Managing Member
Michael Reyna, CCIM, CPM, CRE
Mr. Reyna is a native San Antonian and a graduate of St. Mary’s University with a Bachelor of Applied Science degree in Real Estate Management. As founder of T.C. Austin Realty Advisors (“T.C. Austin”), Mr. Reyna represents numerous international investment groups and clients managing over $100 million dollars in investment portfolios in various asset classifications. Mr. Reyna is responsible for asset management, development and project management, leasing and brokerage and oversees all financial reporting of assets under management. His professional involvement includes serving in 2002 as Chairman of the Board for the San Antonio Board of Realtors (SABOR) as the Director for the Texas Association of REALTORS® (TAR), Chairman and Vice-Chairman of the Multiple Listing Service (MLS). Mr. Reyna has successfully closed over $450 million in commercial transactions in his 30 plus year career.

Mr. Reyna was awarded the CCIM (Certified Commercial Investment Member) by the CCIM Institute. For more than 50 years, the CCIM Designation has remained the gold standard for commercial real estate professionals, including appraisers, asset managers, brokers, developers, investors, lenders, and other allied professionals. CCIMs complete a rigorous program of advanced coursework and training in financial and market analysis and demonstrate extensive experience in the commercial real estate industry. In addition to the CCIM designation, Mr. Reyna holds the CPM (Certified Property Manager) designation awarded by the Institute of Real Estate Management. The CPM designation is awarded to individuals who oversee a team that manages large portfolios of multi-family, office, retail, or industrial properties. Certified Property Managers are typically veteran commercial real estate managers with a deep understanding of all areas of property management. Lastly, Mr. Reyna has been awarded the CRE (Counselor of Real Estate) designation by The Counselors of Real Estate Organization. The Counselors of Real Estate, established in 1953, is an international consortium of credentialed real estate problem solvers who provide expert advice on complex real property and land-related matters. Membership is extended by invitation and includes principals of prominent real estate, financial, legal, and accounting firms as well as developers, economists, futurists, and ranking leaders of Wall Street and academia. Mr. Reyna also holds licenses and designations in Real Estate Appraisal methodology.
Asset & Portfolio Manager
Troy R Van Brunt
Troy R Van Brunt is a seasoned professional in the real estate industry, currently serving as the Asset & Portfolio Manager at Ethos IRR. He holds a Bachelor of Arts in Communications with a Minor in Urban Planning from Texas A&M University-College Station, earned in 2006. Troy furthered his education at Texas A&M International University, where he obtained an MBA in International Banking with a concentration in Finance in 2013. With a passion for real estate that ignited at the age of 18, Troy acquired his real estate license and delved into family-owned property management. His early career path led him to become a real estate appraiser, specializing in research, sales analytics, and consulting for the Webb County Appraisal District from 2009 to 2013.

During his tenure as a real estate consultant, Troy presented hundreds of cases for the county in front of appraisal review boards and provided strategic analysis for both legal preparations and mediation, showcasing his real estate expertise and analytical skills. In 2014, Troy joined forces with Mr. Mike Reyna at T.C. Austin Realty Advisors, assuming the role of Vice President. In this capacity, he manages a diverse investment portfolio valued at over $70 million, comprising office spaces, warehouses, retail centers and medical facilities. Troy’s responsibilities include handling complex financial analysis and overseeing the day-to-day operations of over 256,000 square feet of commercial real estate. His proficiency in strategic management has contributed to the successful closure of over $50 million in commercial transactions with TC Austin Realty Advisors. Troy R Van Brunt’s extensive background, coupled with his strategic mindset and financial acumen, positions him as a key player in the dynamic landscape of real estate investment and portfolio management.

Investment & Development Manager
Jim Rector
Mr. Rector serves as the Investment & Development Manager at Ethos IRR where he leverages his extensive experience and expertise to drive successful investment and development initiatives. His strategic vision, financial proficiency, and leadership skills continue to be assets that contribute to the growth and success of Ethos IRR’s projects and initiatives.. Jim is a seasoned professional with a Bachelor’s degree in Business Finance (BBF) from Sam Houston State University. With over three decades of experience in the construction industry, Jim has held key managerial positions that have allowed him to make significant contributions to various projects. Throughout his career, Jim has demonstrated expertise in project estimation, management, and execution.
As a Project Estimator, he was responsible for accurately assessing project costs, analyzing budgets, and creating cost-effective strategies to ensure project success. His meticulous attention to detail and financial acumen played a crucial role in the planning stages of numerous high-value projects. Moving up the ranks, Jim excelled as a Project Manager, where he oversaw the day-to-day operations of construction projects. His leadership skills, coupled with his deep understanding of project timelines, resource allocation, and risk management, were instrumental in delivering projects on time and within budget. Jim’s ability to collaborate effectively with cross-functional teams and stakeholders earned him a reputation for driving results and exceeding client expectations. Jim’s expertise expanded further as he took on roles such as Project Executive and Owner, where he gained invaluable insights into the strategic aspects of project development and management. His experience in these roles allowed him to navigate complex challenges, make informed decisions, and lead teams towards achieving ambitious project goals.
